Umbertide Sale is FINAL!

Hi everyone! Today I got a congratulatory email from our agent, Jim. He said we are now the owners of Via Grilli 5 in Umbertide Umbria, Italy! So excited. Right away I printed out the COMPRAVENDITA REPUBBLICA ITALIANA or the final sale agreement. I wish I could have attended the closing. I heard it is not to be missed. Lots of stamping, and reading out loud all the documents in both languages. Sounds very Italian to me!

We have an appointment at the Italian Embassy next week on Wednesday where we will again present our documents, this time with the proof we own a home in Italy.

After the sale we had our agent let the seller know we would buy 3 of her furniture items she offered for sale but at a much reduced price that she asked. We shall see if she accepts. If not we’ll just go to IKEA in Ancona. We would have to go there anyway to get many other items we will need.

The funds are there!

So, I just got online and checked our Italian bank and the funds have arrived safely. We transferred the purchase price plus the fees and then some extra euro for necessary upgrades, furniture, and some running money in Euro. Too bad the exchange rate is not in our favor at all!

I sent a note to our agent (who is in Croatia on holiday). He will return tomorrow and I hope, will set up a date to close very soon. We are not sure how we will receive the final registered ownership document. Once we have that we can make another appointment with the Embassy.

Other things we are doing

The owner of the apartment, Elizabetta, has sent a list of furniture that she has decided she wants to sell to us. Her prices are very high. We may counter with lower prices. It is to her advantage to make a deal so she will not have to move it out. But if she won’t lower her prices I have alternatives. I did some research on Italian sites, primarily IKEA. I can get furniture that I like well enough for reasonable prices so that will probably be the way we go. We will need a sofa, chairs for the dining table, a double bed set with wardrobe and dresser and another dresser at a minimum. Then a desk for the computer and probably a sofa bed to put into the 3rd bedroom/office for extra guests and seating.

We also listed our house for sale here in Virginia. I spent a lot of time getting rid of things from all the closets and it looks pretty good now. We had some painting done etc. I hate living in a “staged” house but it must be done! Cross your fingers that it will sell soon!

We had 3 cars at the beginning of this year. As of this week we will be down to one car.

I am waiting a little while more before renting our UPackWeShip containers. In these we will bring some household goods and clothes. It is only 100 square feet so we can’t bring anything very large.

I am also renting a mailbox from an online company. It is interesting, they receive your mail and then scan it. You access a dashboard where you can view your mail. Then you can flag anything for the trash and have them send whatever you need to have physically in Italy. I hope it works!

I have chosen a moving company to pack up and move several items that we do not want to give away or sell. We will have them put into to a storage unit. These are family antiques etc. Who knows how long they will stay in storage.

I still need to have our cats microchipped and have the forms filled out by our vet. Another whole adventure, moving 2 cats to Italy!

Good news!

Today we got an email from our real estate agent in Umbertide. It seems he had an idea that could work for us to get the registered sale papers earlier. He checked with the notary and he agreed it could be done.

We can do the final contract any time we like now and the property title will be transferred to our names. All that is needed is for a clause to be inserted stating that “possession” of the property will pass to us on May 31 by which time Elisabetta will have vacated the property. Evidently Elizabetta is agreeable to this. This will allow us to get the “registered” sale papers and complete our visa process at least a month earlier! This will make a tremendous difference for our logistics.

So today I spent time cashing out stocks and gathering enough money to finish buying the house. Just as soon as I can get it into our bank I will arrange to have it wired to our Italian bank. Then the sale can close.

Our visit to the Italian Embassy

I’m Back!

I know it’s been a while. I’ve been concentrating on getting through my surgery and recovering. I’m happy to report that I have done very well and am nearly back to normal.

As far as our Italian house saga goes, things have been slow. All is progressing over on the Italian side and since closing is not set until May 31 we are kind of in a holding pattern.

One thing we needed to do was to find out about the Elective Residency Visa which we were told we would need before we went. We had wondered about the necessity of this since once we get to our town we will need to apply immediately for our Permesso di Soggiorno or permit to stay and it seemed redundant. I had thought that we could perhaps go over on the 90 day tourist visa that everyone gets and then go through that process. After some sleuthing I found out that that is not possible. You have to be here in the US and go to a Consulate or, in our case, the Italian Embassy in Washington DC and apply for the ER visa.

So we got on the website and made appointments to go down for a preliminary foray. We figured we wouldn’t get everything right on the first pass. I worked very hard though, to try to get everything and nearly succeeded! I read it is best to present yourself in good clothes and have everything all neat and orderly and duplicate copies of everything. So I did that. Luther wore a jacket and tie. I work slacks and a sweater and we took our packages and presented ourselves at the appropriate time at the Visa window.

The man there was very nice and not at all intimidating. He looked over our papers. We had filled out our Visa application and made copies of it. We had passport pictures taken and appended to the application. We had copies of our passports in duplicate. We had all of the bank statements showing our income and cash in duplicate. And last we had to show we had a place to live. This could be an official contract for an apartment or ownership of a house. I had copied the Promesso/offer and the check and the formal documents for buying our apartment. I had known before we went that this could be the sticking point and I was correct. They need the FINAL REGISTERED papers after the sale is closed. They cannot use just the offer. He did say all of our other items were in perfect order and that if we bring the paper with the registration numbers all official like we would be good to go. That was good news if not perfect news.

So now we really just have to wait until our closing date and have the documents sent over to us so we can go back and apply again. I sent a note to our realtor asking about when we could expect to get that.

The lady we are purchasing the apartment from, Elizabette, is reportedly putting in offers on other properties in Umbertide. She has another house in the country where she could go if she doesn’t find a place. I hope for the best for her.

So that’s where we stand for now. We are working hard getting our house ready for sale here in Virginia. Decluttering, cleaning up, painting, having the garden cleaned out. Our winter was very tough this year and nearly every plant in the garden was killed by the cold. That is too bad because I think the garden is a big selling point on our house. I guess the good news is that I now have some time to get it re planted and have time for some of the dormant plants like the ferns and hostas to come out. Oh and our fish will enjoy having their puddle of a pond cleaned up as well.

Money matters

It is a boring topic but to buy property anywhere you have to deal with money. After arriving back home right away we figured out how to wire money.

We had 20 days contractually to pay the 10% deposit. A few months ago, just before we retired, we opened a new checking account with USAA. We know that since they cater to the military and families they have members all over the world. My local bank always seems unfamiliar with these procedures not to mention the exchange rate is ridiculous. USAA gives the official exchange rate with no mark-up. We are very happy with them.

We had the numbers our bank in Italy gave us and we called up our bank. Easy, peezy! All was simple. Then we waited to see if it would arrive OK.

Four days later it has arrived in Italy. We got an email from Jim today and he will arrange for the final signing of the compromesso. Once this is complete if we back out we forfeit our deposit. If the seller backs out they have to pay two times the deposit to us. Normally once the compromesso is signed the deal should go through without a problem.

Funny thing we noticed about Italians. They won’t call an apartment an apartment. It is la casa. I am not sure why. I always thought that was house. I guess technically it is. It also means home. Maybe that is why.

Several people have asked for more pictures. I am posting some below. They just don’t really give the feel of the place. Mainly the big living area with soaring ceiling. I just couldn’t get that in a picture.

Final thoughts

The first part of the adventure is done now. I counted up that we saw 21 houses. Of those, 6 were of some interest. It was never assured that we could actually find a place and make an offer in the almost 3 weeks we had but in the end, we did it.

Now come the crazy times.

After we go home we will have our work cut out for us. For me, I have to get ready for my hip replacement surgery. It is necessary and I want to have it done by the time we move to Italy. That will happen on February 12.

After I recuperate there are hundreds of things to get done. And hundreds of things to have accomplished in Italy before we arrive. I am sure the apartment will not have the things we need to get started like bed linens, towels, all the kitchen equipment, plates etc. I am not sure how we can get some of the basics before we come. Perhaps Simona can help. After the closing I am thinking of asking Susan to take the keys so she can give them to anyone who needs access. We would like to get the screens installed before we come too.

If closing happens on May 30 as stipulated we cannot start to get our visas until then because we have to have the house papers to do so. We may go to the embassy early to see exactly what we’ll need and that may simplify the process after the sale. Because the amount of time needed for this process is unknown we won’t be able to get our flights over and since it will be summer by then that could be an issue. We will have to think about the logistics of it all.

Also we will need to put our house on the market and deal with all our stuff. I don’t think it will take long to sell it – it will be at a good time of year – but one never knows. I have found a company called You Pack, We Ship who will send 50 cubic feet of stuff over for a pretty reasonable price. We intend to do that. It is kind of hard to know what we can fit into that space but I am mentally making a list. We will only take what we won’t want to bring back when we come home as I don’t intend to ship back.

We will also need to rent a storage space and have the larger items that we want to keep moved to it by a moving company. Then we will have to give away or throw away the rest of our items.

Since I am a total planner my mind is spinning! But I’ve done it before so I can do it again.

Agreement

We met Jim at the Pink Panther and drove up to Citta de Costello. The Notaio’s office was in a beautiful old building with very high ceilings, I’m guessing about 30 feet, with frescoes. We went inside and they did some paper work and then we went into his office. It was an enormous room with a HUGE fireplace and antique desk, long conference style table and velvet covered chairs. All were very old and the chairs were worn but it was quite the place! The funny part was that they had to read the papers out loud. It is a requirement. So after they read them out we had to sign. And not just ANY signature, we had to sign our entire names without lifting the pen. So my cursive writing came in handy. I have no idea why that is the rule – but it is.

So now Jim has power of attorney to act on our behalf in the sale. I admit it is a bit of a leap of faith on our part but he comes highly recommended and has done business in the area for 30 years. Everyone seems to know him. SO we are going with our gut on this one. Hope for the best!

Next we completed the bank account opening, getting on line banking set up and our bank o mat card.

Jim told us that the sellers want their price and agreed to let us have most of the furniture. They are not letting us have the big sofa, sadly, so that will be a number one priority when we move here.

The last thing we have to do is transfer the 10% deposit money and we have twenty days to do so. We can wait until we get home which is good.

We had lunch in one of our favorite places here, il Capponi. We’ve been three times now. They have terrific pastas and some are very unusual in my opinion. Everything has been great on all occasions.

We are going to Perugia tomorrow. Originally we were going to meet friends Ron and Linda but Linda has come down with a nasty winter cold so they have canceled. We decided to proceed on our own.

We are going to drink some champagne tonight!
